When you are preparing to sell, uncertainty about the roof can turn into a last-minute discussion. A current assessment and organized records give you a better starting point than an estimate based only on age or appearance. The purpose is to understand the roof, not to purchase a cosmetic shortcut to a sale.

Gather the roof history

  • Installation date and original invoice, if available.
  • Repair invoices and descriptions of past problems.
  • Previous inspection reports and contractor photographs.
  • Existing warranty documents and any transfer requirements.
  • A written list of current concerns, including leaks or staining.

Do not guess an installation date to fill a blank. Mark unknown information as unknown and ask what the current inspection can establish. A contractor can explain observed condition without inventing the history of a roof.

Ask for the recommendation before choosing the service

Cleaning may address appearance. Repairs address specific defects. Rejuvenation is considered for eligible aging asphalt shingles. Replacement may be necessary when the condition calls for it. These services answer different questions and should not be bundled together simply because the home is going on the market.

If treatment is recommended, ask which roof areas qualify, what preparation is needed, and what remains outside the scope. Keep that explanation with the estimate. It gives you a concrete basis for deciding what work to authorize.

Understand what documentation can and cannot do

A contractor report describes the assessment and work within its scope. It does not guarantee a buyer will accept the roof, that an appraisal will increase, or that an insurer or lender will make a particular decision. Ask the relevant party what documents it requires rather than assuming a treatment certificate answers every request.

Keep the finished-job information together

If you proceed with work, save the accepted estimate, final invoice, completion details, and applicable warranty. Ask the warranty provider how any transfer works and whether a notification or other step is required. Do not rely on the word transferable without reading the actual terms.
