Comparing Roof Estimates in Virginia: A Homeowner Checklist

Compare roof treatment and replacement estimates by scope, repairs, warranty, and total cost. A practical checklist for Central Virginia homeowners.

Two roof estimates can look similar at the bottom and describe very different work. One may cover only treatment, while another includes cleaning, repairs, access equipment, and cleanup. Before comparing prices, make sure both contractors are answering the same question about your roof.

Start with the inspection findings

Ask each contractor what condition they found and what evidence supports the recommendation. A roof with serviceable aging shingles presents a different decision from a roof with active leaks or widespread damage. The estimate should explain why the proposed work fits your roof, not simply attach a treatment to its age.

  • Request photographs or a written description of the areas that need attention.
  • Separate necessary repairs from optional maintenance.
  • Ask which areas were inspected and whether any could not be accessed.
  • Confirm the measured roof surface area rather than using the square footage of your living space.

Compare the same scope

Build a short comparison sheet with a column for each proposal. List treatment, cleaning, repairs, materials, property protection, cleanup, and warranty. Mark an item as unspecified when it is missing. Do not assume a lower price includes work that was never written into that bid.

Keep treatment and replacement numbers in context

A treatment estimate and a replacement estimate are not interchangeable promises. Replacement removes and replaces specified roof components. Rejuvenation is an option for eligible existing asphalt shingles. Compare them only after you understand whether your roof qualifies for treatment and whether repairs remain necessary either way.

If the job changes after work begins, ask for an explanation and a written change to the scope before approving additional work. A verbal suggestion should not leave you guessing about the final bill.
