Step 1: The day the notice arrives
Florida law requires 120 days written notice before policy non-renewal at end of term. Use that window. The single worst thing is treating the notice as final. Many carriers reverse non-renewal when proper documentation arrives during the notice window.
Step 2: Call your agent the same day
Your agent is the bridge between you and underwriting. Call the day the notice arrives. Ask three questions: what is the specific roof-related reason, what documentation would underwriting consider during the 120-day window, and will you submit a Certified Life Letter if I provide one?
Step 3: Schedule a professional roof inspection
You need a third party to document actual roof condition — a walkable inspection by a certified rejuvenation company or licensed roofer. Should produce: documented condition with photos, granule assessment, flexibility assessment, structural integrity confirmation, and a signed dated Certified Life Letter on company letterhead.
Step 4: The Certified Life Letter
The Certified Life Letter is the most powerful document in this process. Signed, dated, on-letterhead with company information and license, inspection date, property address, current roof condition assessment, treatment performed, documented basis for remaining useful life, and contractor signature.
Major Florida carriers — Citizens, Tower Hill, ASI, Universal — have accepted Life Letters as supporting documentation in renewal decisions. Not a guarantee, but it shifts underwriting from this roof is 14 years old, risk to this roof has been professionally inspected, acceptable risk.
Step 5: Submit through your agent
Hand the Life Letter to your agent. Upload to the carrier portal. Include a short cover note with policy number and renewal date. Your agent should be the one delivering it — their channels to underwriting are more direct than yours.
FAQ
How much notice does the carrier have to give me?
Florida law requires 120 days notice before non-renewal at end of policy term. Mid-term cancellation for non-payment requires 100 days. Cancellation for fraud can be shorter.
Will every carrier accept a Life Letter?
Not every carrier, but major Florida carriers have all accepted them in our customers cases. Acceptance depends on the underwriter and the rest of your risk profile.
How fast can I get the inspection and letter?
Within 5-10 business days from request to letter delivery. We move faster when the deadline is tight.
What if I have already been dropped?
The Life Letter still helps for the NEW carrier application. Citizens is the state-run insurer of last resort and writes almost any reasonable policy.
